The Shaddock name has been around in the North Texas area since the late 60's. The Shaddock Companies started one of the most esteemed building companies in North Texas today, Sotherby Homes. Up to date, Sotherby Homes has closed out 39 communities and is currently selling in 12 others around the Dallas area, extending from Grand Prairie to Prosper. It is interesting to know that of all 50+ communities that The Shaddock Family has built in or developed, Shaddock Creek in Frisco is only one of two with the family signature name as the title of the subdivisions. The other location with the family emblem is called Shaddock Park and it is located in Allen, TX.
Shaddock Creek is currently comprised of 3 phases, with Phase I located off of Teel Parkway in between Main and El Dorado. This Phase also includes Drees Custom Homes and K. Hovnanian Homes and began construction about 3-4 years ago. Sotherby only has 3 lots left to sell and has already sold their model to create momentum. The price range for Phase I begins in the $390's. If you bought when the community started, however, you should have some good equity by now.
The new model, the best selling 5116 Plan, was built on the far east end of the community and is accessible only from the Legacy Drive entrance. This is Shaddock Creek's Phase III and the lots are divided between K. Hovnanian and Sotherby with Sotherby starting in the $320's. This entrance is the only entrance to the community for Phases II, III and upcoming IV so the models get quite a bit of traffic and drive by's.
Phase II is currently priced the highest right now with prices ranging from the $450's to the mid $700's. The lot size is the largest, which is the main reason for the higher prices. Sotherby showcases their 7000 series plans and only offers three of them for Phase II construction. With the new Phase IV coming up, buyers can expect similar lot sizes of Phase II and similar prices starting in the $430's.
The confusing element of Shaddock Creek is that even though the two gated sections located off of Legacy are still called Shaddock Creek, Sotherby does not build there. Those gated sections begin in the $800's to upwards of $2M. You will find a diverse array of architectural class and style behind these gates with home sites featuring Spanish tile roofs and stucco exteriors, aged palm trees to old world castle charm with high peeked turrets topped with metal work. There are still quite a few lots left for sale, so you still have time to get in this future equity appreciating mega star!
