Rental Privacy Policy

Janus Real Estate Group Genral Rental Criteria

Application Process:

  • Each Applicant over 18 is required to pay a $50 application fee.  The application process takes approx 3-5 business days.  Each property we represent is individuallly owned and the property owner has the right to approve or reject an applicant depending on their criteria for their own property.  The deposit is typically the equivalent to one (1) month's rent plus any pet deposits so long as all requirements are met.  In the case of a applicant's approval with special consideration, a double security deposit will be collected with other special provisions according to each individual owner's guidelines.  The following must be submitted in conjunction with the online application:
  • $50 Application fee per applicant over the age of 18
  • Legible Copy of Driver's License or other Government ID emailed to leasing@janusREgroup.com
  • Last 3 months pay check stubs or three months bank statements if applicant is self employed or needs to show proof of extra income sources, savings, child support, etc
  • A letter of explanation if concerns about credit, background, or rental history are present
  • Applications must be filled out completely including the following:
    • Income
    • Residential history (previous and current, if applicable)
    • Employment (previous and current, if applicable)
    • Permission to Obtain Credit Repor
    • Verifiable Gross Monthly Salary or Savings ifapplicable
    • Declined applications will be notified and application fee will not be returned.

 

Traditional Qualifying Criteria:  The following information will be attempted to be verified through Trans Union Smart Move and other sources for every application received with paid application fee:

  • All denoted sources of Income (previous and current)
  • Residential History (previous and current)
  • Credit History
  • Eviction Court Records
  • Collection Account History
  • Judgment Court Records
  • Bankruptcy Records
  • Criminal Background

Income Requirements:

  • The required income needed to qualify is three (3) times the monthly rental amount and employment verifiable for (1) year
  • In the case of roommates, we will accept their combined income to qualify, provided that they each meet credit and rental criteria.  An application fee is required for each applicant.
  • A student who does not meet the standard income requirements of three (3) times the monthly rent is required to have a co-signer, who must be approved thru the entire application process.

Residential History: Rental history must be excellent and verifiable by the past landlord and previous landlord.  Owner has the right to review.

Credit History:  Credit History is a general way landlords can anticipate if a tenant will timely pay rent and maintain the property.  Here are some details about what we look at in credit history:

  • Credit payment history will be reviewed and may be questioned if any slow pays or delinquincies, collections or lack of credit history are discovered.
  • Eviction court records or collections
  • Judgment Court Records
  • Bankruptcy Records
  • Criminal Background:  Management reserves the right to accept or decline an applicant based on criminal activity.

Negative or No Credit History:  If you have delinquent or no credit history, we may request that you write a letter of explanation so we may present it to the owner. 
Some things to remember about negative/no credit history or Judgments.

  • In the event that the above credit criteria cannot be met (with the exception of money owed to the housing industry) a double deposit might be considered.
  • The deposit and first month's rent must be paid in certifiable funds (money order, cashiers check)
  • This increased deposit will be handled as a regular deposit, i.e. not refunded until the apartment is vacated and all  damages and/or rent have been paid
  • Applicant who has housing related unpaid judgments will not be accepted, unless owner wishes to make an exception.

Co-signers:  Co-signers must meet the same requirements as the applicant and will be responsible for all terms and conditions within lease and addenda. 
Here is a guideline for a generally acceptable co-signer:

  • Excellent Credit History
  • Income Required of five times monthly rent
  • Provide Photo Identification
  • Have verifiable residential and employment history current and previous
  • Co-signers become co-lessees and assume all responsibilities of the lease and any extension thereof.

Guarantors: Guarantors only guarantee timely payments of all monetary obligations of the lease and any extension thereof.

  • Lessee may have a guarantor to meet income qualifications, credit qualifications and on case by case basis and in conjunction with owner's preference.
  • Grantors must meet same requirements as co-signerlisted above.

Pets: Pets are permitted on case by case basis and must be approved by individual landlord.  Pet deposits are $400 per dog and $250 per cat with half of the pet deposit non-refundable.  No aggressive breeds are allowed.  Any pet damages will be the responsibility of the resident and will be charged to the resident's account upon move out less non-refundable deposit.

Janus Real Estate Group reserves the right to lease terms and approval terms at any time and dependent on Owner approval.  Each unit other may approve or disprove a Tenant for reasons other than Janus Real Estate Group General and Basic Rental Criteri
